This longitudinal study confirmed Uncle8888's observation in his ex office space. Many seniors in their 50s and 60s are depending on their residentail home as retirement cash flow for years to come. 

There will massive selling of HDB flats and many more HDB landlords offering lower and lower rental as these retirees don't have any choice.

    That's why mr Pinky spent one national day rally explaining to white little lambs how to monetise their HDB asset for their old age retirement!?

    You know, renting out 1 spare room, downgrading to smaller flat, HDB lease buy-back; etc.

    I thought that was funny weird - although if I think about it further - its a bit sad...

  2. HDB lease buy-back has a lot of terms and restrictions.

    i think lease buy-back only up to 4-room flat only.

    What happens if you are still alive after end of lease?
